Our Challenge
Build Generation engaged the expertise of S&G Air Conditioning Contracts Ltd to conduct an extensive survey and validation of the existing mechanical and HVAC services located on the 9th Floor of Berkeley Square House in London. The goal was to present feasible options for the integration of mechanical ventilation and air conditioning in the newly designed offices and tea-point areas.
In addition to furnishing comprehensive reports on the existing mechanical installation, our assessment encompassed a thorough examination of the current chilled water (CHW) and low-temperature hot water (LTHW) systems, as well as the ventilation plant.
Subsequently, we provided our client with detailed findings derived from our evaluation.
Our Solution
Following our survey, we adjusted the existing mechanical ventilation system, incorporating new ducted fan coil units and installing associated chilled water (CHW) and low-temperature hot water (LTHW) pipework, along with Building Management System (BMS) controls to suit the updated office layout.
We also installed hot and cold-water services, including drainage pumps and pipework. An electric water heater was utilized to cater to the hot water taps within the tea-point.
Additionally, we introduced a water leak detection system equipped with a solenoid valve to prevent water leaks. Should a leak be detected, the solenoid valves are designed to swiftly halt the water flow, providing an added layer of protection.
For optimum functionality, a comprehensive process of flushing, commissioning, and balancing was conducted on all air conditioning, ventilation, and domestic services systems upon completion.

- Validation of existing Mechanical Services and HVAC
- Supply and Install new CHW FCUs
- Modifications of existing Secondary and Primary Air Ductwork
- Installation of new Secondary and Primary Air Ductwork including new Air Grilles
- Plumbing and waste supplies to new tea point and WC.
